What does rental management include?
Tenant screening and evaluation, rent collection, payment and account tracking, repair coordination, and a written monthly report showing what was charged, what was deducted, and what was transferred to your account.
How do you choose tenants?
With criteria and backing: we review commercial and payment-behavior background before handing over the keys. The best protection against missed payments is choosing well from day one.
When do I receive my rent each month?
We transfer your rent according to the payment date set in your lease agreement, along with your monthly report. If the tenant is late, we manage collection and the late-payment penalty set in the contract applies.
Which districts do you work in?
We operate mainly in Ñuñoa, Santiago Centro, Puente Alto, Providencia and Pirque. We evaluate other districts case by case.
What happens if the tenant is late on a payment?
We start collection and keep you informed in detail and on time. You find out from us, not from silence.
What does the monthly report look like?
A clear, easy-to-read document summarizing the month: rent collected, expenses or deductions, and the net amount transferred to your account.
How much do you charge for your services?
Clear fees agreed in writing: rental management, 8% + VAT of the monthly rent; rental brokerage, 50% + VAT of the first month's rent, one time only; sales brokerage, 2% + VAT of the sale price. No surprise fees.
Can I hire only the brokerage without the management?
Yes. With rental brokerage we lease your property and sign the contract, and our work ends there if you prefer to manage it yourself. You can also add management later.
Do you work with a contract?
Yes. Everything is agreed in writing, with clear terms and fees before we begin.
