Managing Your Rental Yourself or Delegating It: What's Best for an Owner in Santiago

Owner reviewing rental accounts in Santiago

If you have a rental property in Santiago, at some point you've asked yourself this question: do I manage it myself, or hand it off to someone else? There's no single answer. It depends on how much time you have, how much experience you have with rental matters, and how much you value not having to deal with the unexpected. Here we help you think it through with real numbers and concrete criteria, not assumptions.

How much time managing a rental actually takes

Managing a rental well isn't just about collecting the rent each month. It means checking that payment arrives on time, coordinating with the tenant when something needs repair, following up when things are delayed, and keeping an organized record of everything coming in and going out. If you have a single property and a reliable tenant, this might take you a couple of hours a month. But if there's a late payment, a water leak, or a change of tenant, the time multiplies: coordinating visits, getting repair quotes, finding a new candidate and signing a new contract can easily add up to several days spread across weeks.

What you gain and lose managing it yourself vs. delegating

Managing it yourself has one clear advantage: you don't pay management fees. If your property and tenant are low-maintenance, that difference might not justify delegating. But there are also costs that aren't obvious at first: the time you're no longer spending on other things, the wear of having to call a tenant who's fallen behind, and the risk of not knowing how to spot a warning sign in time — a partial payment that keeps repeating, for example — before it turns into a bigger problem.

Delegating has a monthly cost, but it shifts that work, that wear, and that judgment to someone who does it every day. The question isn't just "how much does it cost," but "how much is my time and peace of mind worth."

What good management should include

Not all management services are the same. Before delegating, it's worth asking exactly what the service includes. At a minimum, it should cover: a serious tenant screening process (not just "can they pay," but a look at their payment-behavior history), active rent collection, maintenance coordination when needed, and — this is key — a clear monthly report telling you what was charged, what was deducted, and what was transferred to you. If a management service can't show you that clarity, it's probably not solving the problem you're trying to solve.

Signs that it's time to delegate

Certain signs usually indicate it's time to delegate: if you have more than one rental property and struggle to keep track of each one; if you live far from the property or outside Santiago; if you've already had a late-payment experience or a problem tenant and don't want to repeat it; or simply if you feel that managing takes more time and energy than you're willing to give. None of these signs is a requirement, but they are a good starting point for deciding calmly.
